2010 Rotherham is an Arms Length Management Organisation (ALMO) set up to manage, maintain and improve the 21,000 Council homes in Rotherham.
The organisation’s administrative staff were split between two separate sites, one of which was due to be demolished, and needed to be brought together on one site in order to improve working practice.Solution :
2010 Rotherham looked at a range of options for the new office accommodation, as Contracts Manager, John Brayshaw, explains: “The options we considered included refurbishing existing buildings on our Eastwood site, renting office space, or installing modular-type buildings. We went through the Office of Government Commerce’s Buying Solutions procurement process to choose the best-value solution and Portakabin modular buildings emerged as the first choice.
“One of the key drivers was the quality of Portakabin buildings compared with the alternatives. Portakabin buildings had the look and feel of a permanent modern office block. They were airy and spacious and were really in a different league to those offered by alternative suppliers. Overall, Portakabin offered the best value for money and could supply a building that was just what we wanted.”
The 2010 Rotherham project team briefed Portakabin on the scope of the project and its precise requirements. Portakabin then went away to devise a building plan that fulfilled those needs. The solution was a two-storey 500m² office block, featuring a mix of open-plan areas, individual offices and meeting rooms.
As well as housing office staff, the new building needed to provide washroom and toilet facilities for use by the building services personnel based on the same site. Crucially, additional female showers were needed due to the increased number of women being employed by 2010 Rotherham in maintenance roles and the lack of female showers in the main depot building. To this end, spacious toilets and showers were located on the ground floor of the new Portakabin building, with a separate entrance door giving the maintenance teams direct access to these facilities.
Constructed from premium-quality, thermally efficient Ultima building modules, the offices feature all the essential extras necessary to achieve full compliance with Building Regulations and disability access legislation. There is an access ramp leading up to automatic doors at the main entrance, plus a canopy over the doorway. Portakabin completed all groundworks and service connections, carpeted the building, installed air-conditioning and fitted trunking for the electrical and communications cabling.
John continues: “The entire project ran to schedule, with good communication between Portakabin and our project manager ensuring that everything proceeded as planned. We were very happy with the timeliness of the delivery and the quality of the installation.”
Such timely deliveries are assured by the unique Portakabin Customer Charter, which promises that all buildings will be delivered on time and on budget. Portakabin even promises that if it ever fails to meet this commitment it will provide an additional 12 months’ product warranty, free of charge.* The 2010 Rotherham building was handed over just 20 weeks after the initial order was placed.
John adds: “Everyone is very satisfied with their new working environment, which meets all of our specifications and provides well-organised, airy office accommodation for around 50 staff. There is even space for more people, if we need it, making this a genuine long-term solution for our administration teams.”
