Birmingham is soon to benefit from a vibrant new district right in the centre of the city, thanks to an ambitious £350m project by Masshouse Developments Ltd – a joint venture between the David McLean Group, Nikal and Royal Bank of Scotland. The Masshouse development will include 500,000 sq ft of Grade A office accommodation, 550 high-specification apartments, retail areas, restaurants, a huge new Magistrates Court, two public squares, new pedestrian routes and car parking.
To promote this exciting development and, crucially, to sell apartments off-plan before they were completed, Masshouse Developments needed a striking sales suite to reflect the quality of the residential and commercial space on offer.
Phil Marston, Special Projects Sales Director at David McLean Group, says: “Masshouse is the first new development in Birmingham’s Eastside quarter, and will provide the first chance for people to live in this rejuvenated area of the city centre. We wanted a sales and marketing suite that made a bold statement, using cutting-edge design to differentiate us from the norm. The project was put out to tender, and Portakabin came back with a building that really caught our eye and met all of our design criteria.”
The building proposed by Portakabin offered the design flexibility combined with the exceptional build quality that the developers needed. It could also be completed much more quickly than a traditionally constructed sales suite.
Portakabin worked with Masshouse Developments to design a unique building that matched its aspirations. Creating the right image was essential, and Portakabin developed an eye-catching sales suite with fully glazed curtain walls to three sides. The bright, contemporary interior is split into two areas – a welcoming reception and information area, and a separate mock-up apartment area, fitted out to demonstrate the lifestyle offered by the new residential spaces.
The building, constructed from high-quality bespoke Ultima modules, was installed by Portakabin close to the first residential building, on what will be the site of the new Magistrates Court. The complete sales suite was delivered on schedule, meeting the promise made in the unique Portakabin Customer Charter to deliver all buildings on time and on budget. If the company ever fails to meet this commitment, it offers an additional six months’ product warranty on the building.*
Portakabin supplied the building complete with heating, lighting, partition walls, a kitchen area, storeroom and staff toilet. Masshouse Developments fitted this out to showcase the development and the apartments on offer. Residential agent Knight Frank was then brought in to sell the apartments through this state-of-the-art marketing suite.
Phil Marston continues: “Our residential and commercial agents are very happy with the quality of the building, which provides an attractive, comfortable working environment. It reinforces the emphasis on design that we are delivering at Masshouse, and it also provided the perfect venue for our launch event, attended by prospective purchasers, business professionals and dignitaries.
“However, the real measure of its effectiveness is in the number of apartments being sold – and in that, the marketing suite has been a huge success. We have been delighted with the early results, with 110 apartments sold within just three months of opening.”
