Fire performance
Portakabin FireSafe buildings have been fire engineered to ensure safe fire performance and to demonstrate compliance with the fire resistance requirements of The Joint Code of Practice on the Protection from Fire of Construction Sites and Buildings Undergoing Renovation: Section 12, Temporary Buildings and Temporary Accommodation. Non-combustible materials are used for all external cladding and internal lining of walls and ceilings, minimising the potential fire load. Walls, ceilings and floor underdrawing have Class 1 surfaces, roof decks have an FAA rating. The walls (from inside), roof (from underside) and the combined roof and floor assembly (from underside – multi-storey buildings) have 30 minutes fire resistance.
Walls
External walls are of a durable one-piece construction with high-performance, low-maintenance aluminium-zinc coated steel cladding to offer protection against fire, extreme weather and accidental damage. Internally, the walls are of polyester-coated galvanised steel backed with plasterboard, providing an impact resistant, wipe-clean finish.
Floor
The floor has a rigid galvanised steel frame and aluminium-zinc coated steel sheet underdrawing, which offers a sturdy and robust feel. The floor design also prevents infestation as the thermal insulation of mineral wool material is laid on top of the underdrawing. The suspended floor is completely integrated into the structure of the building. The design enables the building to be sited close to the ground for one-step easy access. The floor can be finished with a variety of floor coverings including hard-wearing vinyl, carpeting or chequerplate, depending on the application of the building.
Roof
Outstanding insulation is provided by the construction of the roof. The roof deck is of one-piece construction and is impact resistant. It is covered with solar-reflective, profiled aluminium-zinc coated steel to minimise heat gain. Internally, the ceiling is designed to prevent condensation. It is covered with the same plasterboard backed polyester-coated galvanised steel as the walls, for a low-maintenance finish.
Doors and windows
Powder coated steel-faced doors offer protection against extreme weather and accidental damage. The powder-coated steel frame also incorporates draughtproof weather seals. Protection against theft and vandalism is given by ‘dog-bolt’ stainless steel hinges, an anti-jemmy design and two cylinder mortice locks, with escape override on the inside. The windows have painted hardwood frames and are internally glazed with varnished hardwood beads. Windows are protected against theft and vandalism by perforated, powder-coated galvanised steel guards of a unique design and are secured with concealed fixings.
Building layout
Portakabin FireSafe buildings can be linked to form larger complexes or stacked to form two- or three-storey buildings and are compatible with Portakabin Pacemaker buildings. A variety of room layouts can be achieved by the installation of partition walls, with a matching polyester steel finish.
Foundations and siting
Portakabin FireSafe buildings are quickly and easily sited. They may need pad foundations, depending on site conditions, the total weight of the building and the floor load - advice on foundation loads and positions will be given by Portakabin staff. The versatile Lodastrut leg system provides adjustment to allow single-storey Portakabin FireSafe buildings to be easily levelled. Portakabin FireSafe buildings share the same leg centres as Portakabin Pacemaker PK242 and PK342 buildings for fleet compatibility.
Structural integrity
Portakabin FireSafe buildings have been designed to meet the relevant requirements of The Building Regulations (England and Wales), The Building Standards (Scotland) Regulations and other permanent building standards and codes of practice. In addition, Portakabin also offers a 5-year product warranty and a 20-year structural warranty on all buildings. Portakabin FireSafe buildings have been designed and manufactured in the UK under a Quality Management System meeting the requirements of ISO 9001.

Thermal insulation
The walls and roof are insulated with environmentally friendly CFC-free Envirofoam, a rigid polymer insulation material that is lightweight and yet enhances long-life structural strength and provides energy-efficiency.

Heating and ventilation
Electric heating and mechanical extract ventilation are provided as standard. Climate control systems can be provided as an option.
Transport and handling
Portakabin FireSafe buildings are transported by lorry and may be craned into position. All buildings have provision for both low-level and high-level lifting as standard. The unique low-level lifting system fulfils HSE guidelines to avoid the increased safety risks associated with working at height and on roofs. Alternatively, the telescopic Lodastrut leg system enables single-storey buildings to be positioned by one person using the optional jack. Portakabin staff will provide full advice on the procedure.
